Job Description:

We are seeking a construction estimator who is ambitious and detail-oriented. The ideal candidate will have experience in Commercial, multi-family projects, is skilled in performing take-offs, and is familiar with industry-standard pricing for all trades. We are a small, but quickly growing company with a lot of room for upward mobility.

Responsibilities:

  • Prepare cost and labor estimates for construction projects.
  • Able to read plans, shop drawings and specifications.
  • Prepare take-offs for each project we bid on.
  • Acquire understanding of the requirements of the project/program at hand.
  • Attend initial meetings with potential clients.
  • Confirm scope of work and bid proposals for completeness and accuracy.
  • Ensuring that bids are being completed in a timely manner.
  • Draft, monitor and organize subcontracts, change orders and RFI’s.

Requirements:

  • Must be proficient in reading plans.
  • Basic understanding of accounting and project management concepts.
  • Excellent math and computer skills.
  • Must be proficient in all areas of construction costs.
  • Able to perform routine and special administrative tasks related to project estimating without excessive supervision.

General Contractor seeking experienced superintendent to provide on-site leadership and coordination for all phases of construction, including subcontractors, material and equipment, ensuring that specifications are being strictly followed and work is proceeding on schedule and within budget. Superintendent shall be responsible for scheduling, inspections, quality control and job site safety. Projects are throughout Western Washington and work trucks will be provided.

Primary Responsibilities:

Major Responsibilities:

The role will include but is not limited to the following:

  • Deliver quality projects on time and within budget.
  • Manage all phases of new construction and build out projects; including project kick-off, scheduling, timeline adherence and management, design, construction administration, budget creation and execution, vendor negotiation, and internal and external coordination with subcontractors, vendors, and project consultants.
  • Lead project team meetings and oversee all project communications, including RFIs, submittals, invoices, change orders, punch lists, pay applications and construction-related documentation.
  • Identity construction conflicts and communicate them to team.
  • Develop and maintain all project logs and tracking tools – flow charts, checklists, and templates.
  • Work closely with the design team to communicate and ensure that the design intent is carried throughout the project.
  • Review and assist in the preparation of Contracts for construction, and ensure adherence to contractual obligations throughout the duration of a project.
  • Manage, review and assist in preparation of Bid Package for each project. *Establish and maintain project cost tracker as well as close partnership with finance to manage project costs and payments.
  • Evaluate internal project management processes and provide upward feedback.

Requirements:

  • At least 5 years of experience managing construction projects, from pre-construction through construction completion.
  • Retail and commercial construction experience.
  • Knowledge of detailed and high-quality construction.
  • Proven track record of bringing construction projects on-time and within budget.
  • Must have experience doing extensive takeoffs.
  • Proficient in estimating, scheduling, quality control, progress reports, progress billing, design review and coordination, cost reporting, and proposal preparation.
  • Proficient in BuilderTrend, Microsoft Office & Excel, Email.
  • Proficient in estimation software.

Qualities:

  • Ability to organize, plan and manage multiple activities to accomplish desired results.
  • Ability to multi-task and work independently.
  • Ability to effectively make sound decisions under tight deadlines.
  • Ability to troubleshoot and work through construction issues for unknown aspects of a project and come up with creative solutions. Including being able to be “hands on” and fill in for project deficits as needed. (Should be able to complete tasks as needed to finalize a project.)
  • Strong technical aptitude and analytical skills.
  • Act in a manner of integrity that shows support for the company, its values, and the employees, while maintaining a constant focus on meeting/exceeding requirements and expectations.
  • Bilingual Spanish/English speaking is a plus.

  • Record all invoices.
  • Process employee expense reimbursement.
  • Verify their insurance policies before the start of each project.
  • Respond to all vendor inquiries.
  • Maintain files and documentation thoroughly and accurately, in accordance with the company policy and accepted accounting practices.

Qualifications:

  • Bachelor’s degree in Accounting.
  • At least 1 year experience in accounting.
  • Proficiency in Excel and generally good with technology.
  • Exceptional attention to detail.
  • Works well in a collaborative team environment.
